So, you’ve viewed our show homes, spoken to our advisors and found the perfect Hilbre Home for you, so now, it’s time to start the process of buying your new home. Take a look through our step by step guide to give you an idea of the Hilbre Homes buying process.
Once you’ve chosen the perfect home for you, your sales advisor will guide you through the reservation process and NHBC reservation agreement which includes a number of conditions.
In order to secure your reservation, you’ll need to pay a fee of £500, please note this is deductible from the total property price and means, subject to contract, the home is yours at the agreed price.
Should you cancel your reservation, then Hilbre Homes will retain your reservation fee.
Now that you’ve reserved your home, you may need a mortgage, if you haven’t arranged one, you’ll need to proceed with this quickly. Hilbre Homes can also provide you with details of independent mortgage advisors or solicitors if you need a little help.

Once the sale is in motion, you can now relax and indulge in the wide selection of upgrades and customisations Hilbre Homes has to offer. Please speak to our sales advisor for more informationView Speciﬁcations

Once all the legal and mortgage documentation is in place (subject to build stage), you can exchange contracts with Hilbre Homes. At this stage, the full balance of the deposit is required and the whole contract is legally binding. Please note, if your deposit currently resides in a bank account, you may need to provide the bank with notice of withdrawal, so that you don’t incur any penalties
Contracts signed, you can now take full advantage of the excitement a new build has to offer, watching your new home take shape. Most of our customers are keen to visit their new homes and once deemed safe, our sales advisor can arrange this for you.
During this time, we’ll put your home through rigorous quality inspections both internally and externally to ensure that it meets not only our standards, but NHBC’s. (National House Building Council).
From this, we will then invite you to a home demonstration handover, so that you can familiarise yourself with your new home and we’ll show you how you can work the heating system, appliances and we will show you where to ﬁnd your fuse box. Our sales advisors will address any questions you may have and can advise you on how to get the most out of your energy efﬁcient new home.
The ﬁnal step in the buying process is legal completion, this takes place when your mortgage lender releases the funds to pay for your new home through your solicitor.
Once your home is built or if it already is when you make your reservation, completion will be soon after the exchange of contracts. In this instance, your solicitor will arrange for the funds to be transferred to us and in return, we’ll then provide them with the title deeds of your home and will register you as a homeowner.
If you need access to your home prior to completion for delivery of white goods or carpet ﬁtters, we’re more than happy to accommodate as long as you sign an indemnity form and make sure your home insurance is in place.
